Thompson Barn is located on the historic Lackman-Thompson Estate, near College Boulevard and Lackman Road.

Thompson Barn is one of the most exciting and popular event spaces in Johnson County. What was once a barn located on the historic Lackman-Thompson estate has been transformed into a beautifully rustic, conveniently modern facility. It's a unique venue for weddings and receptions, parties, business meetings and other events. 

To rent Thompson Barn, you must do so in person at:

  • Lenexa Rec Center, 17201 W. 87th St. Pkwy. Hours are 8 a.m. to 6 p.m. Monday through Friday.

We begin accepting rental reservations on a first-come, first-served basis one year in advance on the first business day of each month.

Rental hours

The following hours are available to rent and must include prep and clean-up time. Rental times are not available outside of these hours. 

Sunday: 2 p.m. to 10 p.m.
Monday–Thursday: 7 a.m. to 10 p.m.
Friday–Saturday: 7 a.m. to midnight

Rental spaces

You may rent the entire facility or the main hall and conference rooms separately. Rental fee includes setup of tables and chairs (indoors), technology, amenities and on-site concierge. Additional fees may apply for alcohol consumption and damage deposit.

We offer discounted rates to Lenexa residents and businesses. Separate nonprofit rates are not available.

Main Hall

The main hall is 2,280 square feet and features soaring wood beams, a rounded ceiling and brick walls.

Capacity: 190 people with chairs only / 150 people with chairs and tables

Amenities: Tables, chairs, projector, screen, HDMI hookup, microphones, warming kitchen

Meeting Rooms

The meeting rooms space totals 1,581 square feet, with 741 square feet of conference space.

Capacity: up to 40 people (depending on setup)

Amenities: tables, chairs, projector, screen, HDMI hookup, warming kitchen

Entire Facility

Renting the entire Thompson Barn includes the main hall, lobby, warming kitchen, meeting rooms and patio.

Capacity: 200 people (150 in Main Hall; 50 in Lower Level)


Rental rates

Tables, chairs, technology and setup are included in the rental fee. To qualify for the Lenexa resident or business rate, you must provide proof of residency (driver’s license or photo ID with current utility bill showing Lenexa address).

Entire Facility

Includes main hall, lobby, warming kitchen, meeting rooms and patio.

Non-prime time (four-hour minimum): 

Sunday–Thursday: 8 a.m. to 10 p.m.
Friday 8 a.m. to 5 p.m.

  • Lenexa resident or business hourly rate: $100
  • Regular hourly rate: $125

Prime time (six-hour minimum): 

Friday: 5 p.m. to midnight
Saturday: 8 a.m. to midnight

  • Lenexa resident or business hourly rate: $185
  • Regular hourly rate: $210

One Floor

Includes either the main hall or meeting rooms.

Only available Monday–Thursday from 8 a.m. to 10 p.m. and Friday from 8 a.m. to 5 p.m. Four-hour minimum required.

  • Lenexa resident or business hourly rate: $75

  • Regular hourly rate: $90

Saturday Package

Includes entire facility from 8 a.m. to midnight.

  • Lenexa resident or business discounted rate: $2,775

  • Regular rate: $3,150


Alcohol and security policy

  • If you are having alcohol at your event, there is an additional $100 fee.

  • You must also fill out a Facility Alcohol Permit Form.

  • If you are serving alcohol, you must hire an off-duty Lenexa police officer. You must contact us and turn in your Facility Alcohol Permit Form at least 60 days before your event to book the officer(s). The fee is $50 per officer per hour, paid in cash directly to the officer(s) at the beginning of your rental. Officers must arrive 30 minutes before your event and remain onsite until 30 minutes after your last call or the event is over.

Venue history

The Lackman-Thompson estate was once home to Margaretha and William Lackman, German immigrants who came to America in 1885. The Lackmans sold their estate to Kansas City horse and mule dealer Frank Thompson in 1908.

In 1932, the farm’s original barn burned down, which gave Thompson the opportunity to build a new brick barn — the barn that still stands today. The Thompsons’ son, Hugh, sold much of their estate to be developed into Southlake Business Park and bequeathed the remaining land to the Johnson County Community College Foundation.

The Lackman-Thompson Estate was placed on the Register for Historic Kansas Places — the only structure in Lenexa to receive the honor. In 1996, The JCCC Foundation offered the property to the City of Lenexa to preserve it and put it to good public use. We worked with many partners, including the Kansas State Historical Society, to honor the agreement.

The original Lackman house now serves as the home of the Lenexa Chamber of Commerce, Convention & Visitors Bureau and Economic Development Office. We restored the barn, preserving its historical character and blending it into a new era.

Requests for dates that are less than 15 days out are not guaranteed and need 48 hours to confirm availability.

Rental start time:

Decorating/vendor setup must be included in rental time. Thompson Barn closes at 10 p.m. Sunday–Thursday and at midnight Friday and Saturday. Takedown/cleanup must be completed and everyone must exit the building by rental end time.
