Lenexa soared past prior records for new development in 2023, fueled by exceptionally strong commercial construction. Total construction value permitted in 2023 was $663,635,51742% higher than the previous record of $468 million set in 2018. Nearly $100 million was permitted in December 2023 alone.

2023 Development Highlights

  • Commercial construction exceeded its previous record in 2018 by 42%. Lenexa reported $463 million in commercial development, including $321 million in new construction.
  • AdventHealth’s new Lenexa City Center Hospital accounted for nearly 25% of the total value of construction permitted in 2023. Development at City Center continues to thrive, with three of the top 10 commercial construction projects of 2023 located there. Other new development at City Center includes an addition at Springhill Suites and new construction of several eateries at Restaurant Row.
  • Lenexa issued permits for 486 new housing units, including 132 single-family units, 16 duplex units and 338 multifamily units. The Reflections Apartments buildings – the second-largest project of 2023 – are the first new multifamily development permitted since 2020.

  • CubeSmart (New | $10.5 million): 91,791-square-foot self-storage facility at College and Greenwood
  • Quest Clinical (Remodel | $6.5 million): Upgrade and enlargement of Quest Diagnostic’s existing automation lab

Looking ahead

2024 already looks to be a strong development year, with $245 million in the pending development pipeline. These projects have received necessary planning and development approvals but have not received permits needed to begin construction.
